Living in a Community Association

Florida homeowner associations were designed to protect your real estate investment.  They exist to create a harmonious appearance, allow for quiet enjoyment and care for the improvements located upon the real estate.

Architectural Control

Living in an Association means you cannot alter the appearance of your property unless it conforms with the harmonious appearance standards.  Any substantial change to your landscape, exterior appearance (paint, siding, roof, shutters, gutters), layout (driveways, porches, patios or structure) or improvement (driveways, sidewalks, fences, pools) will require you to submit a detailed written request for approval. You will almost always need a scale drawing (survey or plat) to show the location and dimensions of your intended area of work, in addition to materials detail and colors to be used.

Covenant Enforcement

Each Association has a different set of Covenants, Conditions and Restrictions (CCRs) governing their community. These CCRs intend to govern the size, type and appearance standards of every home. The Board of Directors must enforce these CCRs as the sole purpose in which the Association was formed. Any member may report a violation of these Covenants and has the legal right to enforce them with or without the assistance of the Board.

Pay Your Assessment

Associations will collect a fee from each owner of a lot for the purposes of operating the Association. This is money well spent to protect the substantial investment you have made for the purchase of your home. These funds are often used for landscape, irrigation, insurance, corporate administration and repairs. Payments can be made online by check or credit card for a small bank fee or you can mail in your check or money order for free processing.
