Avoid Eviction

The eviction process will occur automatically if payment is not received in full on or before the 5th day of the each month.  The process starts with the posting of a "3-Day Demand Notice for Rent or Possession".  The posting of this notice can occur on or before the 5th day of the month and the tenant is charged $20 when the notice is printed as all rental payments are contractually due on or before the 1st day of the month. 

If you receive this 3 Day Notice and you are not able to pay, you should contact our office immediately to arrange for delivery of Possession, instead of Payment.  If our owner will agree, you can sign an "Acknowledgement of Default and Release of Possession" contract that will avoid this legal action conditioned that you immediately vacate the property and then leave the property in a clean condition.  However, understand that you are held financially responsible as per the default terms of the Lease.

If you are temporarily unable to make payment now, use the form below to apply for a policy exception from the owner.  Your credit worthiness, prior payment history and other factors will be shared with the owner for their decision making process.  Please understand that myHomeSpot.com is required to enforce our management unless an exception is granted.
