Our property owners and vendors rely on the timely payment of rent. It is our hope that all rent will be paid timely, but if not, then below is a reference table to help you calculate that cost. Please remember the our computer system is set to automatically assess all fees and to prioritize how a payment is to be applied. Payments are paid by chronological order (i.e. a charge on the 3rd day of the month is paid before a charge on the 8th day of the month when the charge code is the same). The following charges have priority over rent: late fee, notice posting fee, legal fee, deposits, maintenance charges and lastly rent.

Our company has a retainer agreement with Baldwin Law Offices for the enforcement of any legal actions. Pursuant to our lease agreement, the prevailing party shall be entitled to recovery of all legal fees and costs. The above table does not itemize that expense due to the uncertainty of that expense. If a tenant is unable to make payment, we highly recommend the tenant contact our office to avoid a legal eviction action.
