Your Association’s Declaration of Protective Covenants requires that before any major modifications can be made to the landscape or exterior of any residence or to any lot, approval by the Architectural Review Committee (ARC) is required.
An Architectural review committee is normally composed of the Board or a committee appointed by the Board. The purpose of the review process is to assure that the Association remains a first class residential community. To further this process, the ARC has adopted architectural and landscape rules and regulations for the Association.
Any resident who wishes to make an exterior or landscape modification(s) to their residence or lot (examples include but are not limited to exterior additions, repainting, playsets, basketball hoops, swimming pools, fences, tree planting, mulch and flower beds, etc.) should review the governing documents and then follow these procedures:
1. Fill out an ARC request form.
2. Make sure to give all the detailed information about the project.
3. Submit the request to the managing agent.
4. The request will be given to the ARC for review.
5. The ARC will review your plans.
6. You will be advised if your plans are approved or not within 30 days of receipt of your request. Response is usually much shorter than that depending on the scope of the project.
7. If your request is approved, begin your modifications making sure to follow any special instructions or guidelines that the ARC gave you.
REMEMBER
Do not begin any modification without an ARC approval.
Failure to obtain ARC approval may result in fines, stoppage of work, and/ or enforcement of CC&R provisions to reverse work already started or completed.
